<p style="float: left;margin: 4px;"></p> <p>The stately home remains an iconic feature of the British Isles, where they dot the landscape right across the land. There are thought to be around 500 of these buildings across the country and this articles look at the role they play in terms of British culture, as well as what practical role they play in nation now. </p>
<p>The stately home is a concept that emerged from the building of large houses by well heeled individuals between the mid 16th and early part of the 20th century. These powerful individuals &#8211; usually men &#8211; wished to create a monument to their success &#8211; and of course their egos too. But most Brits are very grateful that they were so ego-centric, because if they weren&#8217;t we would be without some of the finest pieces of architecture in the country &#8211; nay the world. </p>
<p>Some stately home examples were actually converted from old abbeys and monasteries &#8211; and so hold even more significance in relation to the history of the British Isles. </p>
<p>The upkeep of this kind of building is nearly always expensive &#8211; with these old buildings requiring constant work on roofs, walls, along with upgrades as regards heating and insulation systems. On order that these buildings can garner the required funds to keep them in good condition, there are a range of ways that a stately home can get an income from its own qualities. </p>
<p>Many of these buildings are owned and maintained by one of the UK&#8217;s heritage trusts. These include but are not limited to English Heritage, The Landmark Trust, The National Trust, Historic Scotland and The National Trust for Scotland. These organisations are trusted with the building&#8217;s upkeep &#8211; and usually charge visitors to come and visit the splendid interiors. </p>
<p>Another way that a stately home can receive an income is by renting out its facilities to groups; these might well be business meetings &#8211; and so a stately home that has facilities for a conference could do well. Often, a given stately home is located out in the countryside and so this provides another attraction for many business people &#8211; namely the ability to relax in a rural environment, with added benefit of a luxurious conference location. </p>
<p>Due to their often remote locations, a stately conference point would do well to have its bedroom&#8217;s habitable, as being able to stay overnight would really add to the attractiveness of a the building. </p>
<p>The stately home looks set to remain a classic iconic feature on the British landscape &#8211; often still essentially being working houses. </p>

<p>Oct. 6 (Bloomberg) &#8212; Royal Bank of Scotland Group Plc and Lloyds Banking Group Plc are among lenders likely to make larger U.K. commercial property loans as financial markets recover, Savills Plc said.</p>
<p>A total of 23 banks said they would loan more than 20 million pounds ($32 million) to a buyer of U.K. commercial real estate, Savills said in a statement today, citing the results of a September survey of more than 100 lenders. That’s almost double the number that said so in March, Savills said. Almost half of the banks are based in Germany.</p>
<p>Lenders are slowly returning to the British commercial- property market as their own borrowing costs decrease and prices fall, according to the London-based property broker. The London interbank offered rate, or Libor, has fallen to about 0.2 percent from 1.6 percent in the fourth quarter of 2008. Around six banks said they would lend more than 100 million pounds, the statement said.</p>
<p>“Major names have stated strong ambitions to lend in the property market following pricing corrections and a reduced cost of funding,” said William Newsom, head of U.K. valuation for Savills, the largest publicly traded U.K. real-estate broker.</p>
<p>Barclays, HSBC</p>
<p>Banks prepared to lend more than 20 million pounds also include Barclays Bank Plc, HSBC Holdings Plc and Banco Santander SA, according to the statement. German lenders willing to offer that amount include DekaBank Deutsche Girozentrale and Landesbank Baden-Wuerttemberg.</p>
<p>About 39 percent of commercial real-estate sales in the first half were between 10 million pounds and 20 million pounds, according to Savills’ data. Of the 11 sales of 100 million pounds to 200 million pounds, only one buyer didn’t arrange debt, Newsom said.</p>
<p>Even so, “lenders are treading a path of prudence,” Newsome said. “Volumes remain reduced due to a scarcity of good quality product and cautious lending policies, as property remains largely out of favor with bank bosses.”</p>
<p>RBS and Lloyds have about 100 billion pounds of loans against U.K. offices, stores and warehouses between them, according to a Sept. 7 note from Creditsights Inc. There’s about 230 billion pounds of loans against U.K. commercial real estate in total, according to a De Montfort University study. Almost all of them are in default after market values slumped 44 percent, according to CB Richard Ellis Group Inc.</p>
<p>“We continue to support the real estate sector, despite challenging market conditions,” said David Gaffney, a spokesman for RBS in Edinburgh. “We remain open for business for well- structured property deals with quality operators.” Leigh Calder, a London-based spokesman for Lloyds, declined to comment.</p>
<p>Newsom said in the statement that he wasn’t aware of any significant new lenders preparing to enter the British market.<br />

<p>As you may well know, these estate agents organise the rental of innumerable business and industrial properties. It is true that many of these agents are finding it difficult to rent out properties, which means that those looking to rent can find some really good terms for rental. These tough environments tend, it might be argued, to sort out the mediocre commercial estate agents from the really good ones.</p>
<p>London itself appears to be very busy, even during this recession. The streets of the centre are full of people &#8211; and this includes many tourists who are willing to spend money. As this is the case, there is very little vacant space in this area.</p>
<p>Commercial estate agents that deal with central London properties are finding that business is a lot brisker than other geographical areas of the UK. As well as being a tourist hot spot, London boasts a great many governmental and corporate organisations; the people who work in these organisations help to boost the local economies a great deal.</p>
<p>With that in mind, many other parts of the UK do not possess this kind of advantage &#8211; and so when we look at periphery areas of London, and those in Scotland, Wales etc., we find that commercial estate agents are finding business a little tougher. There are a great many councils keen to fill the many town centre properties. The big favourites are charities, but also we can find art related uses of the space.</p>
<p>The challenge then for commercial estate agents in London and indeed across the UK, is to find people to fill these spaces &#8211; even if it is just a temporary fix for reduced rents. Estate agents such as these, one could say, have a responsibility and indeed a power to assist in regenerating our forlorn looking British high streets.</p>
<p>One thing is certain, a positive attitude is required to ensure that properties are found a use wherever possible. The UK is built on small towns, and those towns need their high streets to be vibrant &#8211; stimulating commerce and culture.</p>

2008 started slowly with the hangover for the manic relate market of ‘07. By the end of 2008, the UK was in the worst housing slump since the 1930s. There are three main factors that have contributed to this heady heading spiral.</p>
<p>1 / Cyclical economic slowdown</p>
<p>After 15 years of non-stop growth, the UK brevity had overheated and house price inflation had far-outpaced rises in average earnings. The average home was costing 7 times middling earnings, which was unsustainable. A policy of low interest rates had led to the availability of cheap credit and properties had seemed affordable despite the ever-increasing prices. However, edgy of inflation running rampant, the Bank of England MPC gradually raised interest rates up to 5.75% in July 2007. This hit enthusiastically-leveraged borrowers hard, especially those on interest only mortgages and had the desired effect of substantially cooling the housing retail.</p>
<p>2 / Worldwide banking crisis</p>
<p>When Northern Rock collapsed in the summer of 2007, it wasn’t a one-off at any rate but was linked to the fallout from the sub-prime market both here and in the United States. Banks worldwide had gambled by lending to un-creditworthy customers who were left-wing unable to afford their loans and therefore defaulted on them, often literally handing back their keys to the lender. As Northern Rock had grown its organization by taking on risky debt, it soon found itself unable to secure funding to operate and the government had no choice but to bail it out. The banks then all took note of this and as a matter of fact tightened their lending criteria. In a matter of weeks, the days of 100% mortgages were gone and loan to value ratios were cut dramatically.</p>
<p>3 / Lending curb</p>
<p>This alone would be enough to cause a housing crash, but on top of this the banks stopped lending to each- other almost completely. This credit crunch attacked the entire economy from small businesses to the largest industrials and we are now seeing the rising unemployment and reduced spending that a shrinking concision causes.</p>
<p>The result of this unhappy alliance of bleak news is that buyers couldn’t borrow cabbage to fund their moves, vendors couldn’t afford to take lower offers on their homes as that often dragged them into negative objectivity and thousands of builders, estate agents and mortgage advisors went bust as business dried up.</p>
<p>The lettings furnish has been hit too as thousands of homeowners, unable to Sell House Quickly but needing to move have found themselves having to let their properties out, in effect becoming trust in landlords and massively increasing supply. The result of this is that cash for houses have been dragged down in the rental sector and many buy to let investors are conclusion that their rents no longer cover their costs and their investments are repossessed by the bank, further damaging the market.</p>
<p>Is there a way out of this danger?</p>
<p>The only route back to stability is for the banks to begin normal lending again both to each other and to home buyers. Without this the market is in for an even worse 2009. Only everything will tell.</p>

<p>According to the Land Registry, house prices in January were down by 15.1% since the same all at once last year. Every region in England and Wales has seen property prices fall by at least 12% in the last year. Buyers are waiting until they see that the bazaar has bottomed out, and with the waiting, house prices are expected to continue falling for the next few months. There are however signs that the freefall may be easing and presently may have reached the bottom.</p>

<p>Newport Citadel<br />
If you are visiting Newport, why not go and see the Newport Castle which stands on the banks of the River Usk. It was built in the early 14th century to guardian the area and control the river. Most of the stone structure that still stands is the original structure from around 1405 when the castle was strengthened following an charge by Owain Glyndwr. The castle has three tall towers and its linear formation is dictated by the river usk and its proximity.<br />
The hall had an active life of around 200 years but the lord of the castle was only in residence for a small amount of this. For a short period of span at the beginning of the 16th century, Henry VIII?s uncle, Jasper Tudor lived in the castle.</p>
<p>Newport Medieval transport<br />
Another attraction that is on the river Usk, is the City?s famous medieval ship. The ship was discovered in the banks of the river when the Riverfront theater was being built in 2002. Once discovered, the wind-jammer was excavated by a group of archaeologists and raised from the ground, piece by piece.<br />
Now that the timber from the ship has been recovered, an foreign team of specialists are now cleaning and recording information from all 1700 pieces of timber. This work is being funded by a present from the Heritage Lottery fund and is enabling a lot of interesting information to be gathered from the pieces, including its size and show improvement and where it has sailed to.</p>
<p>This project can be visited by the public thanks to the Newport City Council arranging unobstruct days.</p>
<p>Newport Museum<br />
The Newport Museum and Art gallery has been documenting and collecting pieces of Newport?s sense of values, environment and history since 1888.<br />
The history of the residents that have lived in Newport have been traced back to 250,000 years ago and embody the Romans, Vikings and Normans. The social history of the city is shown through the collection of around 20,700 objects that show distinct aspects of the residents through time. Quite a large portion of theses objects have been donated by local residents.<br />
As well as documenting the people that have lived in Newport, the museum also looks at the experiences of the area itself with its geological story being told through rocks, minerals and fossils. The museum is great for learning some of the telling behind the city of Newport and ideal for school parties to come and visit.</p>

<p>With the UK property market ending 2008 showing significant falls in both prices and number of sales attention has turned to the prospects for the coming year. Opinion is divided on what we can expect for 2009. Some property experts predict that the market will stabilize or even begin to recover whilst others less optimistically expect things will continue to decline further. For anyone involved in UK property from home owners to estate agents and mortgage lenders the future prospects of the housing market is clearly of great importance.</p>
<p>In a recent survey major UK estate agents and lenders were asked to make predictions for property sales and valuations in 2009. The bad news for home owners is that there is little hope that house prices will recover over the next twelve months. On average it is expected that property values will drop a further 10-15 percent this year. None of the property experts questioned predicted a general increase in prices. For number of property sales predictions were a little more optimistic. Whilst some experts estimate that the number of house sales will fall others more confidently predict that sales will increase by as much as 10 percent.</p>
<p>The above predictions represent the UK housing market as a whole. Of course the market is much more complex and diverse than this. Although the overall picture may not be great there are some sectors and locations where significant signs of recovery are expected. For example there is some confidence that the property market in London will ‘bottom out’ in 2009 and begin to recover by the end of the year.</p>
<p>Similarly it is hoped that the number of first time buyers in the market will increase. The rising property prices of the last decade have left many first time buyers unable to afford to get a foothold on the property market. With prices now falling and a high number of people waiting to buy it is predicted that this sector of the housing market will contribute to a large part of sales in 2009.</p>
<p>Overall although house prices and sales may not increase this year the general consensus from property experts is that 2009 will see the market stabilising. This stabilisation should then pave the way for a housing market recovery in 2010.</p>

<p>The Christmas break is a great time to look back on the previous year, work out what you did well, what could have been better and reset your goals for 2009.</p>
<p>It is the ideal time to review your personal goals, property goals and any other business goals. And crucially make sure you write them down! This will make a significant difference in how you do overall this year. Like many property investors I have seen some values drop, and some properties cause more issues than others, but have also seen big positives with such dramatic drops in borrowing rates. I also think, more than ever, the last 4 months of 2008 made me even more glad I invest in property rather than</p>
<p>a) Not invest in anything or<br />
b) Invest in the stock market or a traditional pension.</p>
<p>While some of the property headlines are pretty negative this is understandable but it is all relative. Compared to the FTSE top 500 companies which saw drops of 33% over the last 12 months ie most pension funds saw a drop in value by a third, the UK property market dropping by an average of 12% over the last 12 months is a significant difference.</p>
<p>Within that average as always the most affordable parts of the UK did better eg Scotland dropped by just 2%, and areas such as Hull, Hartlepool and Cumbria all dropped by less than 5% as an average over 12 months.</p>
<p>But also remember if people didn’t need to move they generally didn’t move – the majority of people selling in the last 6-9 months were those who were “distressed” sellers or had to take a low offers – which was always going to have dramatic knock on effect on average prices – but this doesn’t clearly tell us the full story on affordability – and until probably later this year it is hard to say what true values are in many areas.</p>
<p>What is for sure, as soon as more credit comes back in, and there are clear indications this is continuing to improve, then low offers will be less likely to be accepted.</p>
<p>No one forecast such large credit restrictions in 2008 and the knock on effect in certain property markets, and it is hard to be sure what will happen in 2009 but one thing is clear – affordability and attractive rental yields are at the best they have been in the UK for the last 3-4 years.</p>
<p>Gross rental yields, which were at around 5-6% a year ago, are now at 6.5-8% due to prices dropping and rents rising in many areas.</p>
<p>Prices may have dropped by around 12% as an average across the UK, but if you have a varied portfolio say spread across the UK and a couple of emerging markets, your overall yield should have risen with borrowing rates dropping and rents rising. Compare this to owning shares in large companies, where it is unlikely dividends will have risen as they will often be cash poor with cashflow issues.</p>
<p>This makes buy to let more attractive than ever in the UK and markets such as Czech Republic!</p>
<p>So how long will these opportunities last?</p>
<p>Six months? 12 Months?</p>
<p>Already borrowing rates are improving, with libor rate down to under 3%, and several lenders are close to increasing the LTV they will lend, as long as rental coverage is there. It is great to be able to find deals again where you can invest for very little funds and make over £100 net a month!</p>
<p>I have spoken to 1-2 investors who have said they are looking to wait 6-9 months when they think prices will be lower.</p>
<p>Most people saying this have no real reason for saying this, apart from the fact they have read this may happen in the newspapers – and have no real way of measuring this as are not too close to the actual numbers – but it allows them to put off making a decision for a while – bit like saying I ll get fit in the New Year! Often people who would say this would not understand what is good value and what is not – and you won’t learn this in the newspapers! You should have your own clear idea on what is good value based on rental return and local affordability.</p>
<p>The main reason it is daft to wait is if you can buy an investment property now, for 20% below today’s market value ie perhaps as much as 30% less than last years value, tie up very little money in the process and have positive cashflow why risk waiting?!</p>
<p>When the bottom of the market is called it will probably be 2-3 months after the actual bottom of the market has occurred and if everyone suddenly realises the value of their property in these high yielding areas, and mortgages are more available, then you won’t be able to negotiate a 25% discount any longer that’s for sure!</p>
<p>Actually as soon as 85% mortgages are back, vendors will be under less pressure to give big discounts.</p>
<p>Let’s look at an example:</p>
<p>Say, you can buy a 2 bed property that last year valued at £110,000, and now values at £100,000 for an equivalent net price of say £80,000.</p>
<p>Let’s say the rent is £525 a month and the mortgage is £300 and other monthly costs are £100.</p>
<p>We can package this deal so you are only tying up £6000 in total to buy this property – and the average salary in the area is currently £24,000.</p>
<p>Why is this a great deal and I’d buy these all day long?</p>
<p>Well firstly why do I look at average salary in an area? This gives us an idea of the realistic value of property in the area – at 5 times the average salary here this property could be worth £120,000. Even at 4 times the average salary it would be worth £96,000. The average property price in the UK – even with the drop in values last year is at around 7.5 times the average salary – which I think is still quite high – but working to say 5 times in your local area gives you a good idea of the properties true value.</p>
<p>Let’s look at rental coverage. You are looking to buy this as a buy to let, so you want good rental coverage. Lenders have realised they were daft to lend based on 100% rental coverage previously ie the rent just covering the mortgage payments, and now want at least 125%. On the above example, the rental coverage is a massive 175%! Ie 300/525 – so lenders are more than happy, and it also gives you a good insight into the fact that it will continue to be attractive to investors – even if you refinance in 2-3 years time and go again! <p>If you don’t have a pension and say have £15-20,000 the best thing, in my opinion right now would be to buy 3-4 properties like above knowing you will have some instant equity and an ideal leveraged investment that is well priced and will rise in value over the next 3 years.</p>
<p>If spend £6000 and are given £20,000 equity based on today’s values –and say even if we look conservatively and say in 5 years time the property is worth £120,000 – and you bought for the equivalent of a net £80,000 – your £6000 in is now worth £46,000 assuming is cost neutral over the 5 years and with rental coverage of 175% you should be positive.</p>
<p>That is a massive return of 667%! You’ll never get a pension or bank close to this. The great thing with high yields is even if the market has not moved as quickly as you would like, ir for instance like now with the lack of credit, you are under no pressure to sell as it is working as a self funding investment.</p>
<p>So as many of our investors are realising the next 6 months could be the most exciting 6 months in the UK property market for a long time. This is simply a great time to build up some wealth quickly and help to secure your financial future.</p>
<p>We continue to see many Overseas countries and economies less affected by the credit issues.with LTVs of 90% still available in Czech Republic and Poland – and I like many investors will be continuing to buy in some of these economies which are still growing well.</p>
<p>So hopefully you are one of the many investors licking their lips at the bargains to be had now, and realise the window of opportunity is reducing all the time! I think the next 6 months will be the best opportunity and market sentiment will change quicker than you think!<br />
